Every development on the Costa del Sol reaches a point where the conversation changes. The launch buzz is over, the brochures have done their job, and what's left is a short list of specific homes, each with its own position, view and price.

This development in El Paraíso, between Marbella and Estepona, has reached that point. Of its 40 villas and penthouses, only 9 remain.

Its buyers reportedly include professional footballers and names from the music and film world. That makes for a good story. It isn't a reason to buy.

So here is what's actually on offer, what the location gives you, what to make of the passive income programme, and what we would check before reserving one of the last homes.

Two Homes, One Building

The development sits in El Paraíso, one of the established residential areas on the New Golden Mile. The concept is simple: each building holds two separate homes, one above the other.

  • The villa takes the lower level, with its own terrace, private pool and barbecue area
  • The penthouse takes the upper level, with a large terrace, a solarium and a private jacuzzi

Both look out towards the Mediterranean and up to La Concha, the mountain that frames Marbella's skyline.

Around the homes sit communal facilities you would normally expect in a much larger resort: a year-round heated pool, a fully equipped gym, a coworking space and 24/7 private security with surveillance cameras.

The Villas: A Private Pool at Your Door

The villas are the larger of the two home types: four bedrooms, three of them en suite, with an open kitchen that flows into the living room and straight out to the terrace.

That terrace is where these homes earn their price. A private pool, a covered dining area, space to lounge and an integrated barbecue. On the Costa del Sol, this is the room you'll actually live in for most of the year.

Inside, the finish is bright and contemporary: large-format floor tiles, black-framed glazing, and a living area that opens fully to the outdoor space.

The kitchens are clean and modern, with handleless cabinetry and integrated appliances.

Bedrooms are calm and light, and the bathrooms are finished in marble, with walk-in showers.

The Penthouses: Solarium and Jacuzzi

The penthouses occupy the upper level. You get three bedrooms, a kitchen that opens onto a bright living room, and the feature that defines them: a large terrace plus a private solarium with jacuzzi, shown here in the developer's render.

If you prefer height over a garden, want a lock-and-leave base without a private pool to maintain, or simply like the idea of ending the day on your own roof terrace, the penthouse is the more practical choice. It is also the more accessible entry price.

What the Homes Sold For

In spring 2025, with 22 of the 40 homes already sold and completion scheduled for June that year, reported prices were:

  • Penthouses: €600.000 to €750.000
  • Villas: around €900.000
  • Most expensive villa: €1.010.000

Since then, sales have continued and only 9 homes are left. Prices on the remaining units may well have moved, and the developer now markets the homes as a turnkey purchase.

The Location: El Paraíso

El Paraíso is green, established and built around golf. It is quieter than the stretches closer to Puerto Banús, but still close enough to reach them in minutes.

From the development:

  • Puerto Banús: about 8 minutes by car
  • El Campanario Golf: 1 km
  • Atenea shopping centre: 1.1 km
  • Atalaya International School: 3.4 km
  • Beaches: Playa del Saladillo, Playa de Guadalmansa and Punta de Baños are all less than 2 km away

Golfers are spoilt for choice. Beyond El Campanario, you are minutes from El Paraíso Golf Club, Atalaya Golf and Real Club de Golf Guadalmina.

Families have Atalaya International School, San José Guadalmina and Cancelada School nearby, with Hospital Costa del Sol, Quirónsalud Marbella and Ochoa within reach.

Nature is closer than most people expect. The trails around La Concha, the Acequia del Guadalmina path and the Angosturas canyon are all a short drive away.

And when you want more than the local beach bar, San Pedro de Alcántara, Marbella's old town and the centre of Estepona are an easy drive, with Málaga airport under an hour away.

The Passive Income Programme

The developer offers these homes as a hands-off investment with a fully managed rental model. You buy the home. The developer handles rental marketing, property management, maintenance and guest services. The headline figure is an estimated annual return of 8–10%.

For some buyers, that is exactly the appeal: a home on the Costa del Sol that works for you while you aren't using it.

But an estimate is not a guarantee, and a headline return is not the same as money in your account. On a €750.000 purchase, 8–10% would mean roughly €60.000 to €75.000 a year. Before you rely on that number, you want clear answers to these questions:

  • Is the 8–10% gross or net, and is it before or after the management fee?
  • Which running costs come out first: cleaning, utilities, community fees, IBI, insurance and repairs?
  • How much owner use is allowed, and how does it change the projection?
  • What are the contract length and exit terms of the management agreement?
  • Is the figure based on actual bookings or on a forecast?
  • Is the home properly registered for holiday rental, both with Andalusia's tourist rental register and with Spain's national rental registration, and do the community's rules allow it?
  • How will it be taxed? As a non-resident, rental income is taxed in Spain at 19% of net income for EU and EEA residents, and 24% of gross income for everyone else

The developer provides an investment dossier with return examples, costs and scenarios. We would go through it line by line with you and compare the projection with what similar homes in the area actually earn.

A Note on the Golden Visa

Some of the developer's marketing still mentions the Golden Visa. Spain ended the Golden Visa for property purchases on 3 April 2025, so buying here will not give you residency on its own. If residency matters to you, it needs its own plan, separate from the purchase.

What We Would Check Before Reserving

The last homes in a development can be the best ones, or the ones everybody else passed on. Usually it's a mix.

As your buyer's agent, not appointed by the developer, we would focus on:

  • Which 9 homes remain, and why: orientation, views, privacy, and what overlooks them
  • Completion paperwork: the licence of first occupation, the ten-year structural warranty and the final specification
  • Build quality against what was promised, with a proper snagging inspection
  • Community fees for the heated pool, gym, coworking space and 24/7 security
  • Today's prices compared with the 2025 sales and with resale alternatives in El Paraíso
  • Negotiation room: developers closing out a project are often more flexible on price, extras or terms
  • The rental management agreement, if you are buying for income, reviewed by an independent lawyer

This development offers a contemporary home with genuine private outdoor space in a very convenient part of the New Golden Mile: 8 minutes from Puerto Banús, with golf, schools and the beach all close by. The two-homes-per-building layout gives you a real choice between a villa with its own pool and a penthouse with a solarium and jacuzzi.

With 9 homes left, the question is no longer whether this is a good development. It's whether one of these homes, at today's price, is right for you, and whether the rental projection holds up under scrutiny.
